What We Do

Albion Airspace builds beautiful flats in the airspace above existing buildings, with a focus on traditional terraced buildings.

Albion Airspace is a new developer, which recognises the immense responsibility of developing quality homes for people to live in. We are guided by some key principles:

  • New housing should be beautiful and augment existing heritage

  • Development must be collaborative, reflecting the stewardship role of the developer and owner, alongside new and existing residents

  • Quality and affordable homes should be built in the best locations

How We Are Different

We will collaboratively partner with existing freeholders and leaseholders to ensure we are building something beautiful and the development creates a financial "win" for all involved.Albion Airspace will focus on unlocking latent value for sites and land which were previously undeliverable and have remained undeveloped for many years.We exclusively target exciting "Airspace" opportunities above existing buildings.

How it Works:

  • The Freeholder contributes the airspace above their building

  • Albion Airspace partners with freeholder in a Joint Venture

  • Albion Airspace then contributes property & construction expertise; appraising opportunities, obtaining planning, monitoring regulations, raising finance, managing the construction and selling the flat(s)

  • Upon a sale, the partners in the project share in the sale proceeds

  • Thus, development can benefit Freeholders, Leaseholders and the local area, not just the Developer

Why Albion Airspace?

Building upwards seems simple, but has deceptive complexity. Many buildings provide the opportunity, but have sat underutilised for hundreds of years.
Albion Airspace brings the property expertise to simplify that complexity. We deal with all of the below issues:

  • Identifying Opportunities - Finding sites, analysing data, running cash flows and producing appraisals

  • Legals - Land Registry documentation, working with solicitors to resolve Section 5 Notices of L&T Act and leaseholder enfranchisement

  • Obtaining Planning - Working with and funding the best Architect

  • Planning Compliance - Dealing with Section 106, CIL and planning conditions and complying with NPPF, Local Plan, Local Area Statements

  • Surveys - Procure relevant surveys, including Structural Surveys Rights of Light surveys, Daylight / Sunlight Analyses and Party Wall settlements

  • Heritage - Working with Heritage Groups (Heritage England, Listed Buildings Consent)

  • Fire - Ensuring compliance with Fire Regulations

  • Financing - Raising finance, engaging with lenders and funding the construction

  • Construction - Managing complex construction; Going to tender, working with a trusted contractor and obtaining Building Control sign off

  • Collaboration - Working with local interest groups e.g. conservation societies and neighbourhood groups

  • Exit - Coordinating sale at completion and compensating a freeholder & leaseholders

Who We Are

Albion Airspace is a new residential development venture, founded by Edward Keeling.

Edward Keeling
Founder


Edward started his career at Savills where he worked in a range of sectors including Residential Development, Valuations, Investment Advisory and Occupier Services. He worked in both an advisory and transactional capacity for a diverse client base, ranging from Institutional Funds to UK charities with substantial property holdings.He moved to BYM Capital, underwriting acquisitions and exit opportunities whilst asset managing a 1.1m sq ft portfolio.Edward obtained a 1st in PPE from Durham before turning to real estate, achieving an MSc in Real Estate alongside his work. He is a qualified Member of the RICS.

Lucinda Lee-Bapty
Non-Executive Director


Lucinda started her career at King Sturge, moving on to both JLL and Colliers International under the valuation umbrella. At Colliers, she ran a large team, undertaking valuations and appraisals for leading institutions and investors across the major asset classes – gaining a significant directory of investor and lender relationships.Her latest role was Managing Director of a medium-sized and highly acquisitive property company. She undertook 14 major commercial asset transactions in just 18 months, managing operations, governance, investor relations and assessment of new opportunities.Lucinda obtained her Land Management BSc degree from Reading University and is a qualified Member of the RICS.
